Before the final purchase is made, the buyer must find out –

  1. Is it an approved property?
  2. If yes, which authority approved it?

DTCP and CMDA are the two authorities that can approve a property.

An authority asks for certain pre-requisites such as road, park and number of plots in the layout before approving the property. The properties which fulfill the criteria will be given an approval number which will be verified and validated by the DTCP / CMDA.
