Family ancestral property of 1.5 acres farm land, 10 km from Coimbatore was encroached by the neighbor. Real owners approached with very few land documents. Copy of the documents, Patta, EC obtained and the records were kept legally ready claiming the ownership.Tristar approached the land grabbers and evacuated in no time.

Title Issue

Issue Statement : Title Issue

In Kodaikanal – villpatty village 150 acres of farm land was sold in 1993-97. For 15 years the farm land owners could not get patta due to complication in the titles. Most of the owners are NRI.

Tristar studied the problem both technically and legally and taken up the matter with the concerned officials for more than 1½ years and got Patta for 40 land owners.

Duplicate Land Document

Location: Velacherry, Chennai          

Issue Statement : Duplicate Document

In Velacherry, Chennai one fraudster prepared a duplicate document of someone’s land and was about to get an advance of ten lakhs from innocent buyer.

Fortunately the buyer approached Tristar at the last minute and the deal was stopped by Tristar.

Innocent Buyer Scheme

Residential Plots under Urban Land Ceiling (ULC) acts in and around Chennai were regularized under Innocent Buyer Scheme. Then Pattas were arranged for such plots.

Missing land deeds

For many people living abroad especially in Malaysia and Singapore, the property original sale deeds were missing, and they had very few details of the place etc..

Tristar traced the details of the properties and got the copy of the documents and sold the properties and handed over the money to the owners.

Error in land document

Documents with mistakes such as name spelling mistake, name changed, Plot no, measurements, survey no etc were corrected by Rectification deed with sub registrar office.
