1. A case of land encroachment in Coimbatore

Location : Coimbatore                  

Issue Statement : Land Encroachment

A piece of family ancestral farm land measuring 1.5 acres, situated 10 km from Coimbatore, was encroached by the neighbor. The owners tried to convince the encroachers with only a handful of documents. Tristar obtained the copy of documents, EC, patta and other records, and got the land evacuated with ease.

2. A case of title issue in Kodaikanal

From 1993 to 1997, about 150 acres of farm land was sold in the Villpatty village of Kodaikanal. Due to certain complications in the titles, the land owners failed to get the patta. Most of the new owners were NRI which added to the problem. Tristar took up the case with the concerned officials after studying all the aspects and pursued it for over 1 ½ years and successfully got the patta for 40 land owners.

A conman made false papers of the property and was about to get an advance of Rs 10 lakh from an innocent buyer. The buyer approached Tristar before finalizing the deal and we saved him from getting duped.

We regularized the Residential Plots under Urban Land Ceiling (ULC) acts in Chennai and surrounding areas. We also arranged Pattas for all such plots.

There are a number of land owners living in countries like Malaysia and Singapore whose original property deeds are missing. Tristar took up the cause of the owners, traced the property details, obtained the necessary documents, sold the property at the market rates and handed over the money to the owners.

The buyer was refused Patta for a 5 acres agricultural land he purchased in 1995. The patta was originally on the seller’s name. The son had allegedly taken a loan on the property after his father’s death. Tristar took up the matter and got the patta for the property.
